Why do I think it's better than new? Because when it was built, they used better lumber and flooring which was meant to last. Volunteer Paint Company painted the interior from ceiling to floor, I have the paint colors for you to match. This home has a coat closet and utility closet in the hall. In 2020, a Mold Inspector checked interior walls with infrared, came back clean.

House has Replacement Windows except for two under the carport. Added new caulking to the exterior windows on the north and east sides for better seal. There is a vapor barrier in the crawl space. In 2018, I added spray foam insulation in the attic which saved money on  electric bill. New ridge vents 2024 with new roof. There is a new hot water heater which was installed Jan. 2020. New 6" gutters with leafguards and downspouts, installed 2019. December of  2020, all the air ducts were cleaned from inside all the way to the central unit, coils inside the unit, drain plug, and the cold air return. The air quality is so much better and I have pictures if you want to see before and after. Kitchen has new luxury vinyl tile installed May 2020, same time as new stainless Dishwasher and over-the-range Microwave.

Duck River Electric average $100.00 per month. Water/Sewer/Trash usually runs $50 a month. Inside the city limits so cable and internet accessible.

Stone patio is finished behind the carport and black metal fence will surround the carport, with a gate. There is a Fire Pit in the backyard and a place for a garden. The other thing I will miss; Cannes plants with large leaves and red flowers on top during the Summer, 8' - 10'. You can see the photo in the slideshow. They come back every year and I have transplanted some along the sides of the privacy fence. It feels like your in the tropics when they grow. They are spectacular!
